Conveniently located between Highway 59 and the 610 Loop, West University is a welcoming, family-friendly community known for its spacious and attractive homes situated on quiet tree-lined streets.
West University is nicknamed “The Neighborhood City” for the close-knit sense of community its residents enjoy. West University’s proximity to major transport links and calm, laid back atmosphere make it a popular choice among affluent families commuting to other areas of Houston.
Centered around Rice University, West University is a large community of around 15,000 people. There are a number of excellent schools in the area, along with fantastic shopping and dining options at nearby Rice Place. Recreation opportunities are plentiful, with many parks and green spaces located within the area. West University is also the site of the largest Little League baseball organization in the entire country.

West University’s architecture is diverse, with a mixture of charming mid-century bungalows and cottages, grand Georgian-style homes properties, and extravagant custom-built modern masterpieces. While the average lot size for West University is 5000 square foot, the largest properties exceed 20,000 square foot.
Building regulations within West University were relaxed in the 1990s, and most of the largest properties were built following this change. Most of West University’s newer properties offer incredible space, both inside and out. Attention has been lavished on every detail with these properties, with high-end flourishes including gourmet kitchens, indoor gyms, and swimming pools.

“The Neighborhood City” is incredibly popular among affluent families working in other areas of Houston. A 2011 survey discovered close to 60% of households in West University earned in excess of $150,000 - the fifth highest of any community in Texas.
West University has topped other polls, including an On Numbers ranking of the communities in the Southern United States with the highest quality of life.
In 2011 the group On Numbers ranked West U as the community in the Southern United States with the highest quality of life. it was later ranked number one in a comparison of regional winners.
West University is also popular among the stars of numerous Houston sports franchises, with members of the Houston Texans, Houston Rockets, and Houston Astros all living within the community.
There are parks dotted throughout the community. A volunteer community organization called the Friends of West University Park Fund Inc. raised a total of $1.5 million over two decades to renovate and improve the city’s parks, resulting in many green spaces with excellent amenities. There are also numerous recreation centers, with basketball courts, lighted sports fields, swimming pools, and a variety of yoga and other fitness classes.
The local Little League is hugely popular with local children. This much-loved institution even received the approval of former First Lady Barbara Bush, who threw the first pitch of the 2005 season.
Local schools are operated by the Houston Independent School District. There are excellent public schools available at all levels, including the National Blue Ribbon Pin Oak Middle School.
